Winterization is the one job where the deadline is set by the weather rather than the customer. Every system that still has water in the lines when the ground freezes is a cracked pipe, a split valve, and a spring repair call you will either do for nothing or spend the season apologizing for. Every zone, controller, and valve box on record
Irrigation systems are invisible. The valve box is under six inches of turf, the controller was programmed by a previous owner, and the zone map exists only in the head of the tech who installed it years ago. North Star keeps each property's system on file: number of zones, what each zone waters, head and nozzle types, controller make and model, rain sensor, where the valve boxes and the backflow device actually are, and a photo of the controller settings. The tech arriving for a repair knows zone six is drip on the beds and zone nine has the leak you fixed last summer. When the homeowner sells the house you still have the map, and so does the next owner if they keep you on.
Backflow tests on a clock you do not control
Many cities and water utilities require backflow prevention assemblies to be tested every year by a certified tester, with results submitted by a deadline. For a commercial account that can mean several devices across one property, each with its own make, size, serial number, and history. Miss one and the customer hears about it from the utility, not from you. North Star tracks every device with its test due date, the certified tester who ran it, the readings, and whether it passed, failed, or needed a repair and retest. Upcoming tests surface weeks ahead so they can be scheduled on the same visit as a start-up, and the paperwork the utility wants comes from the record rather than being retyped from a clipboard.
Repairs, water rules, and the upgrade conversation
The margin in irrigation is not in turning systems on and off. It is in repairs, controller upgrades, drip conversions, and the water audit that shows a customer why their bill doubled. Techs find these constantly: a zone overlapping the sidewalk, a head spraying the side of the house, a clock that has watered at noon every day since the power went out. North Star turns the finding into a quote from the property with a photo and a scope, sends it while the customer still remembers the wet driveway, and keeps it on an open list until it is answered.
